Airbnb Superhost: requirements and how they are assessed

 In Holiday rental management

The Superhost badge identifies hosts who meet Airbnb’s assessment criteria. Understanding what is measured helps organise the service, but the badge does not guarantee bookings or replace the quality of each stay.

What is an Airbnb Superhost?

Ratings provide a reference to previous experiences. Travellers should also review the description, terms and whether the accommodation suits their needs.

The badge can build confidence in a listing. To work towards it, prioritise support, a reliable calendar and an experience consistent with the listing, without promising commercial results from obtaining the badge.

How to become an Airbnb Superhost

First, the account must be in good standing. You must also meet specific requirements, as your property’s performance is measured over 12 months:

  • 10 completed stays or 3 bookings totalling 100 nights
  • A response rate of at least 90%
  • A cancellation rate below 1%, subject to Airbnb’s exceptions.
  • An overall rating of at least 4.8.

Organise support, the calendar and property preparation to sustain a good experience. Meeting the criteria takes monitoring, not unlimited availability or promises of support you cannot deliver.

Do you need to apply?

You do not need to wait a full year as a host to become eligible for Superhost. Airbnb assesses activity quarterly under its criteria and reference period. Check your dashboard and official guidance to understand your position and any applicable exceptions.

Remember that Airbnb reviews Superhost activity around 4 times a year to ensure badge holders provide excellent hospitality. Obtaining it is not enough: you need to maintain it.

If you delegate management, agree how messages will be handled, the calendar maintained and incidents reviewed. Airbnb assesses and awards the badge; a management company cannot guarantee it.

How to review your progress

Check your dashboard metrics, note which requirement needs attention and address its cause. If replies are falling short, assign responsibilities; if bookings are being cancelled, review availability and coordination; if ratings fall, identify recurring problems. Do not pressure guests or offer incentives for better reviews.
