Holiday lets: five common concerns and responsible management

 In Holiday rental management

Holiday letting is popular and, as you might expect, surrounded by myths that people can come to believe through repetition, even when they are untrue. Discover the main myths about holiday apartment rentals and avoid being misled:

Myths about holiday apartment rentals

1) They are unfair competition for hotels

Hotels and holiday properties can serve different needs while also competing for some of the same demand. The useful comparison is whether each activity meets its rules, costs and obligations. Fair or unfair competition cannot be inferred from the accommodation format alone.

The same traveller may choose a hotel on one occasion and a home on another. Space, duration, location, services and price all influence that decision.

2) They harm the economy and neighbours

The activity can generate income and local spending, but poor management can also cause problems for neighbours. Clear rules, occupancy limits, attention to neighbours and an incident procedure help address specific problems without denying they exist.

Guests may spend money in local shops and services. That potential benefit does not remove the accommodation’s obligations or, by itself, demonstrate a positive effect for every neighbour.

3) Holiday letting pushes up house prices

Housing prices and availability respond to several factors and must be studied by location and period. It is not rigorous to deny an effect or attribute all of it to holiday letting with a general statement. For an owner, the decision starts with respecting permitted uses and local rules.

4) They are not as safe as hotels

Safety requires effective measures and maintenance: access, installations, emergency information and insurance suited to the activity. Having keys or an insurance policy does not prevent every incident or guarantee cover for all damage.

5) Nobody responds to guests’ problems

Support depends on how the service is organised, not just the accommodation type. Before booking or appointing a manager, establish whom to contact, during which hours and what happens if a problem arises.

Responsible management can be checked

Ask for specific information: the person responsible for support, considerate behaviour rules, capacity, cleaning, maintenance and financial terms. Good practice relies on procedures and monitoring; it does not need promises that problems will never occur or criticism of other accommodation models.
