Holiday letting in Madrid: rules and management options

The webinar’s context and the checks needed today
Three changes converge in Madrid that directly affect property owners:
- Municipal rules: Plan RESIDE must now be reviewed as part of Madrid’s planning framework, not as a future proposal. Feasibility depends on the property and its use, requiring a specific assessment.
- National registration: guidance issued in 2025 must be reviewed following the 2026 judgments recorded in the BOE. There were partial annulments; neither an identical universal obligation nor the disappearance of all registration requirements should be inferred.
- Regional tourism rules: check documents and conditions against Decree 79/2014 and its 2026 amendment. The tourism declaration and technical certificate do not replace planning feasibility.
If you already have a tourist licence and want to continue as a VUT
If you want to retain a holiday let, check its paperwork, operations and actual financial performance. A high nightly rate does not, by itself, demonstrate greater profitability.
- Verify current planning compatibility (PEH/Plan RESIDE, rings/zone, building protection, independent access…). Without planning compatibility, you risk municipal closure and penalties.
- Keep the declaration of responsibility, regional registration, CIVUT and public liability insurance up to date.
- Review the national registration framework in force when advertising and your case’s position after the 2026 decisions. Do not use this archive as an automatic application guide.
- Manage guest registration reports and complaints forms, and reinforce considerate behaviour rules with noise monitoring (sensors/decibels).
If you need to consider another operating model
An alternative can only be assessed by its actual use and requirements. A mid-term rental is not universally defined as lasting between one and eleven months. The October 2026 LAU reform requires a review of the temporary housing regime and earlier contracts.
What the webinar proposed
The session was intended to explain the situation and explore management options. There is no general formula guaranteeing the same returns or freedom from risk for every property.
The original announcement advertised an online session on 17 September 2025 covering regulatory changes and alternative operating models in Madrid.
Wednesday 17 September · 18:00 (Madrid time) · Online (Zoom)
The announced programme included:
- The key changes in Madrid’s new regulations.
- What to review when adapting the operation and assessing its financial effect, without guaranteeing freedom from penalties or unchanged income.
- The practical options available if you want to continue letting.
If you are making a decision now, request a property assessment and a comparison of current costs, services and requirements.
Registration for this event is closed. You can discuss your situation with Alehost.
Before choosing an alternative
Gather the address, documents, previous contract or activity, services you want to provide and budget. Compare income, costs and risks separately. Changing the listing’s name or the length of a stay does not resolve an activity that falls outside the permitted use.
Consult the updated LAU explanation and the Madrid regulations guide.
